What's in scope of the review?
The full local-plan corpus for the council that will decide your application, plus the relevant national framework.
What kinds of applications can I run?
Householder, full planning, listed building consent, change of use, prior approval, advertisement consent, certificate of lawfulness (existing or proposed). Outline applications are supported but the report is necessarily lighter - we can only check what's in the documents.
What if my LA isn't covered yet?
Sign up and request a screening anyway - you'll be told straight away, and your request goes on the coverage roadmap. New councils are added on demand; we prioritise by where requests are coming from. You can also ask us directly via the contact page.
Process and turnaround
How long does it take?
Most assessments complete within minutes. Complex applications take longer; you'll see progress as it runs.
Can I see a sample report before signing up?
Yes - get in touch and we'll send an anonymised real one, or look at the demo carousel on the home page for the shape of the output. Or create an account and run a screening on a site you know.
Data and confidentiality
What about my data?
Documents stay private to your organisation. We don't train on your submissions. Hosted in the UK. You can request deletion of an assessment at any time.
Who can see my reports?
Just your org. Reports are scoped to the planner who submitted and any teammates you invite.
Accuracy and trust
How accurate is it? Does it hallucinate?
Citations are real and verifiable - every finding links to a specific paragraph of the local plan, supplementary guidance, or national framework. We audit a random sample of outputs continuously. When the model isn't sure, the report flags it explicitly.
Does it replace a planning consultant?
No. GapSense is a check before submission, not a substitute for professional judgement. The right way to use it: draft your application, run it through us, then have a planner review the report before you file. The model finds the gaps; the planner decides what to do about them.
What if it gets something wrong?
Every finding is cited - you can audit it. If you spot one that's wrong, tell us. We use those reports to improve the system.

What does it cost?

How does it differ from existing planning AI tools?
Most tools either summarise policy in the abstract or chat about your application without a real corpus behind them. GapSense reads against the actual local plan and supplementary guidance for the council that will decide it, cites the paragraphs, and forecasts the officer's view.
It is not a chatbot - it is a structured assessment.
What about appeals?
Supported. After a refusal, upload the decision notice and your supporting documents and we produce a structured appeal report - grounds of appeal cited against the local plan and the national framework that decided it, plus a search across our corpus of recent appeal decisions for relevant precedent.
It's a separate report type from the pre-submission check. Same login, same dashboard.
